Bir Billing Area
Bir Billing is the part of Tehsil Baijnath and District Kangra but share its boarder with district Mandi ,one cannot reach Bir Billing without enter into Mandi district area ( Only through Bhattu doesn’t need to enter into Mandi district area ).
People used to think that entire area of Paragliding take off and land site both are Bir Billing but this is not true.

Important areas of Bir Billing area
Billing – Paragliding take off Site is known as Billing.
Suja – Suja is known as Landing Site ( Suja area divided in both district Kanga and mandi ) but landing area belongs to district Kangra.
Main Bir – Bir is a small town and market where road diverted to Billing and Gunehar Village.
Chogan – Entire market area and Chokling monastery known as Chogan Village or area
Gunehar Village and Kotli Area – known for waterfall and other tourism activities.
SADA has taken seven areas into their jurisdiction for development
If anyone wants to buy land in above mentioned area has to obey the rules and regulations of SADA as under :
Subdivision –
If you want to buy small share of land in a big chunk of land , that has to subdivide through SADA or TCP. Otherwise you cannot purchase directly ( means registry don’t allowed without the permission of SADA ).
Subdivision not applicable when owner wants to sell his / her entire share.
Nature of land ( Important note )
You must have to be aware that which chunk of land you are interested to buy, in which category of SADA has categorize that specific Khasra , Commercial or Residential ?
As you are interested to buy land for commercial activities and by mistake you have purchased residential nature land , mentioned by SADA. This kind of activity can cause problem because of diversion of motive .
Permission for Structure
Structure has to build as per the norms of SADA , you have to take permission for this also.
In Nutshell , SADA will involve from the starting of your buying process until you have not finished your construction . This is a time consuming process . But you will get clearcut land ( depends upon buyer and seller agreement ).
Rates in SADA dominated area – 50 lakh (approximately ) per karnal and above (other depends upon the nature of land, negotiation skill and seller’s urgency ).

These areas are far from Landing Site hardly 2 km to 7 km and people are enjoying to conduct their tourism business without any involvement of SADA.
In these areas one can buy property in simple manner , only revenue record and possession have to check meticulously.
In one day you can buy this property and construct your structure according to your will and no need to take permission for commercial and residential construction.
