Must read this before buying the properties in Himachal Pradesh.

Himachal is a dreamland for people who want to live in a nature and pollution free environment. During and after COVID almost 95 % of migrant Himachali and non Himachali are interested in establishing their second home here and also making their retirement plan that rest of life they want to spend in Himachal.

But buying land in Himachal Pradesh is difficult for new people who are not aware regarding the terms and system of Himachal Pradesh. Different kinds of definitions of lands are existing here and also many departments involved in  land and property related matters.

Money of  investors and buyers are stuck in Himachal due to not having relevant information and also getting involved with wrong people.  

Note : Non agricultural Himachali and outsider ( other state ) have to be buy land through section 118.

So point wise we will discuss the problems a novice can face and its solution.

To find a suitable land

People who want to buy land in Himachal Pradesh desire to have plain land, uninterrupted mountain view , near to the main road,  land that should be riverside and many more. They want all the features in one land, This is a tough task. 

Solution –  Make a wish list of exactly which kind of land you desired to buy.  It’s our experience in the land dealing business that all the items in your Wishlist cannot be fulfilled. So you have to make your wish list priority wise. What exactly is important?

To find suitable land hire a known local person or experienced and honest property dealer who will explain pros and cons sincerely of the concerned land or area.

Allot a budget in your mind and tell exactly how much you can spend to your agent or concerned person.

Why you have to allocate the budget or tell clearly about this to concerned people who are searching land on your behalf. This will not waste your time as well as your agent’s  time and efforts . We have experienced that many people used to hide their budget. They used to say “ Show us all the lands where you are dealing , If any land will suit my desire, I will surely purchase”. But at the end of the day they said I don’t have so and so budget, If you can reduce the rate half of owner’s demand I will surely purchase.

Story stuck in “ना नौ मन तेल होगा ना राधा नाचेगी”. 

So make aware of your budget to the agent.

Share other conditions to your agent.

  • What kind of land do you want to buy Agricultural or non Agricultural ?
  • In future you want to avail loan in concerned land or not ?
  • Do you want an independent  khasra number or are you happy with Mumtrika (Joint Numbers of land) ?
  • Which kind of neighborhood do you want ?
  • Do you want already demarcated land or will demarcation after buying that ?

You also have to write these points in your wish list and clearly stated to the Agent.

Important things have to be conducted after choosing land.

  • Personally meet with owner and co sharer and check possession status.
  • Visit the revenue office and ask a concerned question.
  • Demand for possession after giving token money and make agreement 
  • Each condition has to be mentioned in agreement.
  • Also get aware of concerned departments those permission are necessary before buying the property such as TCP , If possible Forest , concerned local body.

Your agent can  perform this entire process on your behalf but when you are pouring your hard earned money for buying an asset your meeting with the owner and concerned revenue officer is very very important because nothing should remain hidden.
